Two, our newer investors aren't getting deals because they're looking for massive gains that no longer exist.

I personally would prefer to take the tax hit on a small amount than take a massive hit down the road, especially since I would have paid minimal taxed outside an IRA.I am not a CPA or an investment advisor.

So the problem is a MASSIVE FREON LEAK which makes the AC a huge future money pit.

We've plateaued since, and things are not really looking that great at this point, but we do have to take a breather from that massive Trump boost that was experienced since the election night (funny enough, futures were tanking that night).

Yup got it world is a risky place.. so if this is too much risk for you then pass like your going to do.however like I said in SFR small lot small tank remediation are generally not that massive of deals and its a great tool to hammer the lender in possession for a great price do the work and get the benefits. 

Then start growIng again This is a slower approach for sure but eliminates a massive amount of risk and will allow my growth to be potentIally exponential once the ball gets going and I am are no longer making mortgage payments.

That's my excuse.The real answer, though, is a degree is a massive waste of time and money for a smart, driven, entrepreneurial person who can get things done.

This is encouraging information, considering the massive unemployment and stimulus funds that were approved were largely undisbursed at this point in time.I'm most concerned about the banks sentiment this time around, as an investor who relies on commercial financing to operate my business. 

ON the other end of the spectrum there is almost no cash flow in the Elmwood Village but, there are A class assets, massive tenant demand and its been appreciating over the last 10 years.
