Haven't pulled the trigger yet. 

The market moves really fast, so you’ll need to be solid with your numbers and ready to pull the trigger.

Till then, .. till I am so friggin filthy rich I will call good people, "the help" and I can afford for a few little people to massage all my extremities at the same time  and I do mean all extremities (eeeewww) I will continue to hustle my butt off till I am seriously DONE!

Check to see if giving you the home will trigger gift taxes for you or your parents.  

Some will consider the sale as a trigger event, others won't. 

This is bad because it undermines your confidence, makes you feel stupid, makes you scared, and slows down your forward momentum.Communication is obviously the key to any great relationship, but what do you do when your communication only triggers fear in your partner?

The only thing I can advise is if the numbers work and you are comfortable then pull the trigger.

Also, as soon as you start adding plumbing fixtures you will begin triggering a new water service in most of these suburbs.

Some might suggest I just pull the trigger, however, analysis paralysis isn't my issue since I'll jump the moment I see a good deal - my challenge is I just don't see what I would call good deals in this market right now.Anyone with suggestions or insight regarding how you might have overcome this barrier in your past?

I agree 100% with @Christian Bermeo Start with the podcast, get the Out of state investing book, read rich dad poor dad if you haven't already, and then just analyze a deal and be ready to pull the trigger when the deal looks good!
