Generally, you would report in the Schedule C if your income was related to activity that is generating ordinary income (such as Flips).Unless your income (AGI) is greater than 150k, you should have been able to deduct the Losses from your rental activity.

@Thang NguyenA comp is just any recently sold or currently active or pending transaction.The data in Zillow, Redfin, Realtor.com and others is exactly what's in the MLS.Whatever is in the MLS gets syndicated to one or more of the sites.

The similar comps that are 1/2 mile away could be used as well, since that is within a good perimeter as long as that doesn't end up being a different neighborhood or cross a major artery.
