Hey everyone,I've been educating myself the past few years on REI and feel like I am experiencing information overload and would love some advice/guidance from some experienced investors. 

My name is Armando and I just moved to the Lehigh Valley to start working on some contractor projects for an investor client of mine and I am looking to add a couple more clients to my list.My backgroundI went to Northeastern in Boston for college studying computers and management but I always loved the idea of real estate, so decided to work for my dad's company doing renovations.

We only ever know what posters post on BP, and when a post starts out with "I only have $50,000 of liquidity I can comfortably invest in real estate" - I get nervous for them =)We'd all love risk free returns of 10-20% but there is no such thing

I am eager to get started and would love to get the know the market here at home.With that said, I am new to this end of the industry and am looking for some guidance and advice in every aspect. 

There is also an unpermitted ADU in the backyard as well I love to get permitted one day and really invest to.

I'm leaning towards getting one, but would love to hear some other opinions!

Debt increases riskSo why do investors love using it?

I live in Murrieta, moved here last July from the East Coast, work in Oceanside, ride motorcycles, love ramen and whiskey, and am always learning and trying new projects.
