@Carl HenriksenThis is not addressing your original question, but...If you don't have checkbook control, your IRA custodian may balk at a JV transaction. 

Buy the house down the street with one entity, do some fix up on it, then sell it to another entity you control for "top dollar."

Fortunate for the owner, they have better control of the rehab costs and are able to protect themselves from crooked contractors who take money and dont finish the jobs.

I do like the fact that you only take $100 though as it wouldn't be hard to itemize that since on a $600 rental that is only 5 days worth of rent lost which should be relatively easy to prove in most instances.Out of curiosity why not just have them sign a lease right away?
