I owe $230k on a 30yr fixed at 3.5% with about 23 years left to go.My concerns are: losing a great rate and paying taxes/commission on a large chunk of the equity. 

I am losing money, also I don’t know the condition of the place what other damages may be there, and I have a person that wants to buy the property as the market is very hot at the moment.

I also put lease break fees into my lease for situations like this but if the sisters are willing to cover the whole month, you may luck out and not lose any money or have to go to court at all. 

Ive tried them on 2 properties and they will show up on some of their advertised syndication sites but not all of them. 

@Barbara Teel, the day you turn that into a rental (and a crappy rental it will be) you lose 35% of your profit. 

The condos are average %2 to %4 return here in Miami and I don't think the value will go up.For me the Pre Constructions are like a brand new car, the day you buy the day you start losing money.

That way, if something comes up prior to your due diligence period expiring, you are able to terminate the contract by notifying the sellers in writing, or try to renegotiate the terms without losing your EMD.
