What are the areas to invest in multifamily around Atlanta and areas to stay away, can anyone please shed light;I want to give property to management and will be a out of state investor, looking for a balance between appreciation and cash flow, class B- or c+; 5-7 year hold may be, at least 20 plus unit and less than 100.

I watch the drywall installers just whip through the drywall to make outlet holes, light holes, switch holes, etc.

More often I have found that investors have to buy distressed or outdated and then do a light rehab in order to achieve 1%.

Maintenance is on us in MF for the common areas (weeding, trimming, external lighting, hallway cleanliness, carpet cleaning, salting sidewalks, etc.), whereas in SFH I just let my tenants take care of all of that.

If the house is in good shape and needs no repairs and you can get in light, as long as the financing allows for really good cash flow, it can still be a deal.

Simple tasks such as hanging blinds, recaulking a bathtub, changing light bulbs.

Is a 3rd required for common areas and exterior lights?

Kevin Sobilo, if you will do a BRRRR, new appliances will give you a better appraisal value, or a lightly used stainless steel appliances will do the trick,keeping the cost low?
