I personally prefer Fort Lauderdale and feel clients would probably treat the property better, as Miami has more of a party vibe in regards to tourism.

Oregon is not an attorney closing state.. you simply need to bring you cash into escrow close then resell.pass through escrows are not really done there.. title company wants your funds wired in.. also not that you could be touched being out of country.. but selling a property you don't own in Oregon is not legal. title co. wont care.

A piece of advice a  lease that end in the winter in the northeast I have not found to be the best however there are those that swear by month to month leases with required 30 or 60 days notice by either party to terminate written in the lease.
