Some lenders in Private Institutional Lending that may not require credit checks or income docs.

From the borrower point of view, PML is easier and more creative often times than hard money lenders can be since it's their own capital they are using and not institutional.

Is that usually done by individuals or institutions?

It looks like you need to be a broker to place a property on their site.... so are you negotiating with the owner (financial institution) or the broker?

Only thing I’ll comment on is that I don’t believe business credit (at least in any large amount) is something that institutions are just throwing at you haphazardly.  

You are going to be fighting institutional investors for larger multi-family properties… and it seems like they really don’t care too much about what their return is, as long as it is better than the stock market.
