It is true, that new beginning investors, or more of excited and motivated seminar attendees are  flooding the market, which does not help a great deal of the true investors out there.

I would appreciate hearing what motivated you to pursue REI and how you were able to go about it, despite the time commitments in the home.Perhaps this could even be a topic for a future podcast...Thanks!

I have a great deal with a super motivated seller but he has self managed since he purchased the property so he has no formal records but in my assessment his properties are a steal.My dilemma is all of my investors like paper trails and are to nervous to take the risk how can I make to deal work without the normal paper trail.

I really have a good feeling about this deal and I think the seller is motivated enough to come down.

I know him personally as a client of mine over the years and I made millions literally with some of his tips and advice... but I don't think that is normal or can be expected by beginners.the presentations are run by seminar companies that are very good at what they do and are all Utah based or predominalty.. they also front for many others pretty much anyone on the motivational speaking circuit.. be it Tony Robbins or Collin Powel...

It's hard to stay motivated and productive if you don't appreciate the merit of your work.

The fact that you have very little equity is a positive but holding on to a property with thin to possibly negative cash flow is not much motivation to keep it.What is the market value of the home.

Apparently there are about 20 times as many motivated sellers over there than here in AsheVegas.
