As of now after my emergency fund, I have about 3-4% down of $450k (another part of my $20k), which I know is not ideal but I would want to take advantage of the low interest rates, plus I would be living with my boyfriend and brother who would be helping me pay it off/splitting it 3 ways.

When house hacking a 4-plex, you really should be looking to be living for "free" (at least).I suspect you put less work/negotiating into the deal than ideal, because of your EASE of funding.

I'm right now sitting on the balcony of an ocean-facing condo in Kuaui with my bride (it's our honeymoon), and I've realized that my normal 9-5 job is not going to get me where I want to be - namely, sitting in an ocean-facing condo full time when I retire the day before my 60th birthday.
