The ARV thing can be figured out if you get on googlemaps and make sure you are within a very tight radius for the target property (no main cross street jumping, etc).

In our experience the exception to this is many old - Second Empire, Victorian, Edwardian, ballon-framed houses had horizontal cross-members in the wall cavity spaces (aside from the plate at the ceiling or floor).
