The engineer might cost around $500 or so but usually can save you a couple grand in piers.Foam jacking is a terrific alternative to helical piers. 

Hi Everyone,I am a Realtor from Grand Rapids, MI and have been in Real Estate for over 28 years. 

College students are typically broke, and I live in a college town as well and can tell you that rentals in that price range would be a hard sell but anything below a grand is hotcakes. 

However the property needs about 25 grand in repairs to be brought up to snuff.

They don't actually provide any true value because they're new and they're just trying to hit a grand slam home run on every deal.  

Don't get me wrong...I am EXTREMELY against drinking and driving and it really changes my opinion about someone when I find out they have a DUI or when someone brags about how drunk they got, but in the grand scheme of thing....so many young adults drink and drive and the ones with DUI's were the unfortunate ones that got caught. 

The guy grosses over 20 grand a month with all his properties.
