@Jared MackIf you have met a distribution event under the 401k regulations, you can take in-kind distributions (in this case the real estate) which would subject the distribution amount to federal and possibly state taxes but not the 10% early distribution if you are over age 59/12.

It's the government's job.

All done quite legally and per IRS regulations.

The government officials campaign on promises that they will resolve this problem but nothing gets done.

Get it on the market, and then once it's sold.. file an official complaint with the state regulator, and if he doesn't give you something to reflect the poor work, take him to court.    

Investment properties aren't cheap in SG relative to MY or IDMy two cents on Singapore's property market from an expat former banker perspective:-cap rates (income-expenses before financing relative to property market price) went through the roof since people see limited land--peaked in 2015ish, but still outrageously low-interest rates dropped low enough to sustain borrowing on these low returns-building has continued without parallel demand growth (supply>demand)-Singapore employment regulations are being more and more protectionist (and an ageing population) so you won't see foreign labour growing significantly in the next 5-10 years IMOPersonally, I would be more interested in Indonesian office/industrial/MF just from macroeconomic factors, but there's opportunities in every market if you find the right niche.

Teachers and administrators come and go, and governments (even in Texas) are at risk of changing direction with the lightest breeze. 

Also, what do your municipal or state laws and regulations allow?  

Most companies doing these are very heavily regulated and have to take the right approach to do these loans.
