This will help you to complete larger chunks of rehab at a time while also letting you leverage your cash should another good opportunity for a project come your way.

Additionally - does anyone have 1/ a good agent 2/ number 3/ handy man all in west palm? 

When you talk about liability you can offset that by making sure you have a good Insurance policy and close the loan in an LLC.LLC protects you and your assets from lawsuits and any litigation from any and all accidents/injuries.

Im self employed and my debt to income doesn't look good on paper.

However, given the current home prices and mortgage rates in areas like Natick and Framingham, I’m uncertain if rental income will cover costs like PMI or if these areas offer good potential for appreciation and equity growth.Any suggestions on areas that meet the 1% rent rule or have strong appreciation potential would be greatly appreciated!
