The DIL would only speed up the time to get the deed.

It was my very first time purchasing property with cash and I thought it would speed things up. 

I really am impressed with the quality/speed of work.I can absolutely understand that arrangement.  

Ethan has dozens, maybe hundreds of rental units (I don't ask, he doesn't tell), and has helped us get up to speed on these types of rentals by using some of his same systems.

I have excel spreadsheets with pre-filled formulas that speed up this process for me, but I still do this for every property I'm considering.

I've been kicking around the forums a bit and reading a fair amount on buy & hold strategy and landlording to get up to speed before I do anything.  

Through trial and error, I keep coming to same conclusion that the availability of capital, speed and predictability of terms are more important than rate and points.As far as deal flow for flips, that has been the problem.

At that slow speed, the hard money lender will be the only one making money, and you will be in foreclosure.
