Does anyone have recommendations for a real estate attorney that could help write up a lease agreement/contract? 

After you get through your first few deals and understand what to look for you may not need an attorney for future deals.

I mean, we can write a book here (and some people have) on this topic but the right suggestion is to get with a realtor that is local to you and get prequalified with a lender.

Id first write down what your goals are and how much time you realistically have to spend on REI (ie if you work a full time job/have a family/etc flipping or STRs may be tougher than renting a LTR).

From my experience, here are the top five areas in Oregon I would focus on for high value, high potential with upside for multi family investment in Oregon:- Eugene/Springfield/Junction City - In my opinion the heart of the State (at least for MFR RE growth and development) Anchored by the University, lifestyle and affordability, in some places it reminds me of Boulder 15 years ago.
