I have a three bedroom, single family home.

I am sure this has been asked over and over again, but what are the best city, states for rental properties (single family and multi family)?

Also the land in question already has a well and septic system with electricity on site as well as a driveway and is zoned for cabins/mobile homes and single family dwellings among a few other things.

I'm aware of a couple off-market deals that I've dug up for other investors, and I know a local investor that owns over a hundred of units that he'd consider selling, all the way from bare land, to single families, to multi-units including several apartment buildings.

The realtor stayed downstairs, sitting on the arm of our couch, while the family (one of which who had a backpack) walked around our house alone. 

Having one large 100+ unitsOr5 or 6 10-20 unit multi family?

If you can house hack and there are available two-families in your area, this is a great option to start.

Could be SFHs or small multi family.

Luckly I do have family in realestate so once I get my license they will guide me.
