I think you're saying that you did a wholesale where you closed the A-B with your own funds, fair enough, happens all the time.You also said that it CAN be done in your area with the end buyer's funds.

they came in mid-week to clean and mow the backyard.to be fair, i got a lot of work done myself during those days they were gone and saved on the labor (though you could argue the opportunity cost wasn't the case) & allowed me to meet the new tenants move in date.
