If there are 8 separate owners listed on the warranty deed you would have to have all eight execute a new deed transferring ownership to you.

Some may say to explain to them that you have costs associated with their rental that need to be paid- but I don’t subscribe to that.As a federal employee I am very sympathetic to what your tenant is going through- but again- sounds like he is testing the waters.I would also add that I do not accept partial payment and if you do decide to give them a break I would have them, and the other tenant, execute a formal commitment for the money owed, for what and why so that you can go after them more easily when they decide to take their windfall back pay and upgrade their living arrangements.

If your contract with the seller creates a fiduciary relationship with them, you'll have a hard time proving to a judge that letting you buy the property at a discount was a better option for the seller than putting it on the MLS.Remember, the RE license laws are in place for one purpose only - to protect the public.The other place wholesalers go wrong is executing a contract that says that they intend to buy the property when they have neither the intent nor the ability to perform.

Unless you're in the over $150K price point (where there's more margin for error), you're going to have to execute a Long-distance BRRRR perfectly...it's not even that easy to do that locally (with lots of relationships).
