In my advantage, I have done deals before, I have a team set up, I have a high paying job and excellent credit, and I'm currently saving up for a multifamily deal which I would love to do on my own. 

@Calvin MatthewsI just put a 1 br rental on the market here in Honolulu and raised the rent by $150 but with over 100 inquiries within 3 days and prospective applicants offering me $100-200 more over asking to be selected I am starting to wonder if I didn’t raise it enough!

I know it is a very important aspect of any successful real estate investor to have an excellent team around them.

Excellent schools, major research university, clean air (outside of wildfire season!)

Doorbell that rings to the correct unit and potentially has a camera would also be excellent.

BTW - Our debit to income ratio and credit scores are excellent. 

And other than in select markets  like Texas FLA GA and a few other states there is NO SFR being built for rental purposes.. 

I’ve got excellent payment history and a great score.
