I do not think you should ever buy subject to a debt you could not payoff if it were to be called due. 

I agree it's not the podcast of 10+ years ago, but it is as relevant as ever.

Which of course then if they ever contact you you’d say you already found something but then you could get a price idea maybe.

We're buying undervalued properties in a decent growing market where we can do a value-added play.

This is especially true in a resort, in which no home would probably ever be a primary home.

So my recommendation is to get with Logan if he is willing and talk this all through and maybe its something he would be interested in adding to his growing portfolio of parks. 

As a fellow New Yorker finding deals here that work is few and far between and that is why I invest and work for a company based out of Lexington, Kentucky.It's a great market and fast growing and their is still a ton of opportunity for great deals.
