You can also refinance in the future to try to consolidate some of the individual mortgages once you’ve hit the conventional limit.

We will apply for the loan jointly as individuals and not with an LLC or formal partnership.OR would it be better if I put all the down payment and limit the partnership to using his income for the loan approval?

My question: What has been your most successful system for producing quality real estate leads to enable these BRRRR/Flip cycles? 

I invest heavily into index funds, it makes up about 80% of my portfolio. 10-15% is individual stocks.

We were thinking the following:  1) we know these potential tenants have a paying job, 2) no commute for the tenants which would be appealing 3) most are men who are working and sending money home to their families so a dated decor is not a big deal and they just need a place to crash 4) renting these guys enables us to get income immediately vs spending money updating the property.   

Or did you sub out individual parts of the project?
