I've used them for doors before & I see their signs a decent amount.

in our Charleston new builds and every new build I have seen there they all have tankless water heaters standard on the outside of the house.. in Oregon its an upgrade.the reason I was told in SC to have them is the water rusts out the ones with tanks so they leak and so that's why they want them out doors.. 

But understand the houses that are in bad shape will have less  I do like people that are willing to move and participate in a  owner-occupant people involved and do a "house hacker" loan with a lower down and have tenants next door. 

Motivation and necessity are my drivers.

I have followed it, read the forums, listened to to podcasts but its finally time for me to get my own foot in the door.

That opens a lot more doors than trying to broker without a license. 

Refinance it from "foot in the door" financing to permanent financing once you improve it a bit and force the appreciation. 

Max its about 80sf of tile installed on the shower walls, just one guy I believe, and 2-3 days. no new vanity just shower, I will have to provide new fixtures and shower door.

Get an auto closing fire rated door (which we have) with a peep hole separating the units.

Verify all windows and doors lock/unlock and open/close.
