At my age, I tend to drift that direction, but I am looking at how to position myself to take advantage of the contraction and am trying to find any other techniques than "Build up as much cash as you can and buy discounted". 

If the gables are tilted the same direction as the common field trusses then the whole roof shifted.....

Direct MLS access is also a plus.

Hi @Anthony Horner and @Bradley Kirschbaum The initial reference was through Direct Mail.

I am looking to buy a property directly from a seller, but am unsure of how much time I should leave for due diligence.

I scrape my data directly from the county GIS server though, and it's basically the same data, although I have to figure out who's an absentee myself by comparing addresses (and the conventions like St vs Street aren't always consistent so it's harder than it sounds).You can probably just go to your local assessor's office and see if they can get you a spreadsheet.

I know i have the work ethic just looking to be steered in the right directions.
