Well it's March, 2020 now and we're in the middle of a pandemic virus causing loss of jobs, closed restaurants and worse.

But if so, why someone will claim suffering so much emotion stress/other losses, take all the trouble of filing/notarize a complaint, other than just send me another email to clarify? 

My place is now available for rent and I know the loss of this view will negatively impact its rentability. 

Option #1 offer my tenants a one time loss of use rent credit for the actual time the tenant could not use the home + a little extra for their inconvenience during the other 13 repair appointments.  

How do I minimize my rent loss.

If we reach a settlement outside of court, then the matter is finished.There is an anticipated time frame for which the unit will be vacant, therefore those losses can be re-cooped.
