I think you should ask yourself if you want to be at a desk or on a job site?

When we purchase a property, we always look into what permits have been pulled in the past to better evaluate the value and integrity of the structure and it's surrounds.You wouldn't need permits for aesthetic elements such as: Cleaning, painting or refacing cabinetry.Replacing cabinet knobs and drawer pulls with simple, modern hardware.Installing new countertops on existing cabinets.Replacing backsplashes.Updating lighting fixtures.Updating plumbing fixtures.Replacing floor coverings.Painting over existing interior and exterior surfaces.

Shine a light down and look.

If you get the green light, you can then proceed with the transaction and hire the lawyer directly when you have the review the purchase contract or make an offer.

Before I place all of that capital at stake I need to do my homework and learn how to see a good deal when it comes across my desk. 

So no bills for the owner (though owner normally has gas, and on larger properties there is normally a "house" electric meter for outdoor lights and maybe a house gas meter for laundry or hot water heater/broiler)As opposed to single / 'master' metered properties where the units are leased as 'all bills paid'

New or updated ktichens, all HW floors, fresh paint, new lighting, alarm systems, etc.. 

Sort of like running a traffic light changing from yellow to red  - OK as long as nobody catches you doing it.

I still buy the design materials (tile, lights, door knobs) but the basic materials I just have them buy and it's included in the quote.I would just ask the contractor to do the quote whichever way you want it done.

My girlfriend and I are about to jump in on our first flip and was hoping to get the green light from people here.We've been searching for rental properties mainly but happened upon a foreclosure that came up for sale just 2 days ago.
