@Nicholas Bolcon I use 5-10% for repairs depending on the newness of the property, deferred maintenance, etc.I use a separate line item for capital improvements which are similar to repairs in the sense that you’re doing something to the building, but different because a repair just fixes what’s broken to the same condition while a capital improvement/expenditure improves or upgrades the property in some way.For taxes, repairs can be written off completely in the same year while capital improvements must be deducted over time (depreciation).
