Investment Info:

Small multi-family (2-4 units) buy & hold investment.

12 total units across 4 multifamily properties. Buy and hold for the most part, but not averse to selling.

What made you interested in investing in this type of deal?

Low capital required, positive cash flow, opportunity to improve returns with small investment

How did you find this deal and how did you negotiate it?

combination of online listings and broker word of mouth

How did you finance this deal?

residential and commercial loans

How did you add value to the deal?

improved tenants, professional property manager, improvements, address deferred maintenance

What was the outcome?

growing portfolio, stable tenant base, looking to take next step in growing the business

Need a good team. needed to replace initial property manager as they used us as a checkbook to fund marked up handyman activity.
