Looking over the court docs and scanning through Facebook to get a feel for things, I have a feeling the daughter got them into the eviction mess. 

it has become a court case for security deposit, can I go after her for early termination since nothing was in formal writing or signed?  

I've spent the last two days working like a legal secretary putting together my evidence that I didn't violate her federally protected rights.Even if HUD finds I did nothing wrong, she still has the right to SUE me and my family in federal court for two years from the alleged date of discrimination.  

I would be absolutely shocked if a California court would enforce that frankly absurd lease provision.Why on earth do you have it in your lease, anyway?  

Another alternative would be taking her to court- but if you have enough experience, you'll realize that it's a total waste of your time, and nobody will benefit in the end. 

Nothing to go to small claims court for unless you have some other claim to make.

Not so sure I can find a buyer to buy the 80% or how it would likely play through in court.

Or as Henry Ford so boldly stated in court whence his family tried to have him declared imcompitant so they could steal his biz away from him, "If I'm so incompetent why is it I have a men on my payroll that can answer every question you can ask?"

I am not familiar with Georgia law, but as said above, definitely find out what it is and follow it to the letter in case you end up in court on it.

There are even local rules of court (which affect procedure, not statutes).
