Illinois home rental.  I recently rented a home out to a tenant and she broke her lease 5 months early and moved out.  At time of lease signing she mentioned she may have to break lease early but we never got anything in writing or signed besides a few text messages 3 weeks before the move out.  She is now going after me for her security deposit.

1.  Is she entitled to security deposit  back after breaking contract?there are several repairs to be made, house cleaning and carpet cleaning, lawn damage from trampoline 

2.  it has become a court case for security deposit, can I go after her for early termination since nothing was in formal writing or signed?  Nothing in contract mentions penalties for early termination, just term length of 1 year.
