Unfortunately, many licensed appraisers are scared to death (who can blame them, being the scapegoats of all real estate problems) and wont want to engage in anything less than a "full" appraisal, so you might have to make several calls before you find one suitable.A realtor can be an excellent source as well, however they often have a different perspective and/or motivation than an appraiser, so beware of that.

Here in Atlanta I've heard you can go down to your local court house and figure out what houses are about to be foreclosed or are in probate proceedings (family death or divorce).
