Hello Everyone,I'm under contract with a 1920 year built duplex in south part of Meridian Kessler (between 39th st and 40th st) for $205,000, 4 bed 1 bath on each side.  

The property that I'm considering is a 2 bed 2 bath condo in Tarzana for 219k, which would cashflow if rented out for 1700.

I am thinking about buying a property with 3 beds and 1 bath. 1 bath to me just doesn't seem very attractive to a family.

But I maintain it's the garden beds we provide more than the solar panels that makes the sale.

Another tenant complained that she goes through lightbulbs in hers (I've reminded her that she needs to use the special bulbs for ceiling fans).I heard one story about a kid losing his eye when he was jumping on the bed and got hit by one.  

Hi Lurkers of BP,This is the risk you face when you work with a lender that is in bed with the seller in some form or another. 

Bed bugs are very tough to get rid of.
