Downstate has very different regulations, and crossing NYC attorneys with upstate attorneys is a recipe for having your closing take wayyy too long.I wasn't able to organize this answer as well as your questions were asked, so I hope this helped!

I'm so excited that my first investment home is crossing the finish line in the next couple months after 8 long months of renovations.

Crossing a major street into a different neighborhood can effect comps.  

But I am trying to understand if that would then cross some line that the facility is then not feasible for the current owner to operate.And trying to determine if its worth the court cost to do anything, or just let it go.Or maybe offer to buy the other half...but I have no idea of the value / price to even offer.
