@Charlie Prior Charlie, correct me if I am wrong, but if I am an authorized user can I not run a credit report on myself, find out who your credit card company is, call and request a new card mailed directly to me and go on a shopping spree?  

The questions I would ask to come to a conclusion would be:Does the property have all the highest amenities in the market that new properties have, such as, resort style pool, clubhouse or social setting, top of the line gym, dog park, car wash area, walking trails, free common area wifi, coffee shop, garages, etc...?

It has a few banks, a feed store, post office, Dollar General, fertilizer plant, elementary/middle/high schools, a couple of convenience stores, beautiful new gun shop, a couple of sit down restaurants and the largest job creator - a small prison just outside of town.

I'm sitting at a coffee shop in Park City right now thinking through the opportunities present in PC and SLC and came across this and wait with bated breath to know what you've been learning since this post. 

It will be tough to ignore like other potentially questionable industries like gentleman's clubs or "intimate shops" because of the sheer dollars involved.  

I'm probably as distrustful as you are so when I'm shopping for something, I do as much research as I can.  

I would tell him to shop around a little for insurance.

The previous tenant was a local repair shop business that closed down because the owner is retiring.

This method is called "bid shopping" and is illegal in public work bidding, but your house is not a public work project so you can utilize this method.
