Factors such as Fire protection in the town, condition of the building, limits needed, loss history of the property, etc. will impact who provides the best coverage/price for a rental building.  

They can sell the first after collecting a few payments at a higher value because it has more equity coverage, but hold the 2nd for cash flow

Get quotes for higher Liability coverage. 

Also talk to your agent about Loss Assessment coverage and Equipment breakdown.
