You draw up a 2 year agreement of sale or longer whatever you are comfortable with. 

The problem I had was it was two properties different owners and one was for 43,500 it's hard to find someone to loan on that and with putting a lot in it leaves me to close for my comfort  on the other one.

i'm very much interested in multi's. as of yet i've not found a good deal. some have come close on paper, but are too close for comfort when it comes to trying the numbers out in the real world.i happened to run a SFH through an analyzer earlier, though, and it is screaming potential. 29.49% cash on cash return, 11.95% annual cap rate, and ~$245 in monthly cashflow. assuming it's not too good to be true, what are your thoughts on me following a deal that looks like a great deal even if it's not strictly in my ideal criteria?

Regardless of that degree I was more comfortable with the construction business.  

A lot of people can live really comfortably on way less than they think, if they don't buy fancy cars etc...Have you read about FIRE (Financial independence, early retirement)?

They are designed for undercounter applications like in a kitchen.

Unless the house is being designed with a more modern or loft-type feel, I would just go with a standard wood railing. 

See if you can get  comfortable investing out of your back yard, I have personally done that for many years.Good luck not matter what you chose,
