first trip will cost you the first years cash flow.annual trips will cost you about 50% of your cash flow.. so important to pick a place and scale there so your trip expenses if you being honest with your self is spread over many doors..

With all my trips to the city, I've to be diligent with focusing east of the stadiums. 

We added value to this deal by taking a trip to Indianapolis.

I haven't run the numbers, but I'm guessing that the extra cost of installing them will more than make up for a few $50-75 trips to have them cleaned. 

@JD Randall i didn’t have my head on straight until i was about 26 or 27, so good for you. i would be binging every educational avenue you can find (books, podcasts etc). as someone who manages everything from 1500 miles away, you will need systems in place for your rental when you leave for your mission trip. it will not be as easy as renting a place out and collecting checks. you will have issues and you will need to be able to have someone remedy them as quickly as possible. make sure you have multiple people that you can count on. i have built a team of contractors, handymen, people to show vacant units etc.let me know how else i can help you.

Take a trip there meet with other investors and have them give you their opinion on this and that.
