This is only a 4-plex but the CE officer told me that the big complexes will send someone through a few days before to change the smoke detector batteries and make sure they work but by the time the inspector comes, 25% have been removed by the tenants. 

I don't change light bulbs either. 

Vacation rentals seem like the way to go in high cost cities that might not otherwise cash flow .. but I know the rules/laws are constantly changing .

This new passing may change that.

With the amazing shortage of skilled tradesmen and labor in our country (it’s getting worse every day,) the only way is to change the job and culture of the job completely.

House all cleaned out, locks changed, needs about two days worth of work.

A very common tactic is to change classes of real estate using the 1031 exchange to capitalize on cycling stages of different types within a market period. 

I already pay rent right now for an apartment, so that would not be a change in my finances.
