Losing your brother's hard earned cash ruins a family relationship.

Another aspect of this is my younger brother may or may not be buying the property with me (he would be a first time homebuyer).

I furnished all common areas of the home to prepare for my future residents, who turned out to be brothers of my fraternity that graduated before me.
