Maybe I'm the black sheep here but I purchased a property from Elite Invest about six months ago and have been woefully underwhelmed by them so far - particularly with their PM.

However, I have noticed that I am attracting a lot of interest from tenants who have roommate situations (i.e. 4 girls just graduating from college, young professionals, etc) because the rent is not an obstacle for them when splitting it up 4 ways.For multiple roommate situations I feel like I should be able to get more rent than what I expect from a single family.  

Stick to Black Jack. 

They'll probably go with a neutral color.If you see a black light laying around, he'll be painting it black...just sayin'.

To the contrary, I often consider land-lording a public service - a role in which I suffer in small bits in order to achieve longer moments of relaxation - without a clear sense of whether I am in the red or in the black.  

Black and white the answer is no but you can find a CPA that will say yes but will more then likely not back you up during a audit.

I just purchased the property 3 weeks ago, and one person has painted their kitchen cabinets as well as the front door(interior and exterior with big splashes on the exterior gate) glossy black.

Quick update boys and girls,I swear, I keep forgetting that construction management gives me Tourettes.....I could tell some stories about the local handyman, but I won't waste your morning. 

A lot of intown neighborhoods were predominantly black.
