I bought my first condo on an ARM when I was in college for 84,900, its worth about 100,000 now and I owe about 53,000.

Ive been trying to figure out if I should buy single family, condos or multifamily.

This project had some unique challenges but provided a great return and rented for higher than most (if not all) of the 2 bedroom homes in the neighborhood.

I can only speculate why somebody is going to contact me vs someone with cash but a few things that come to mind are that the person buying with cash might not be as reliable, s/he might have their cash tied up in another property/properties already, the deal might be too small for them, it might not be a suitable location for them, maybe not the right property for them i.e. condo vs SFH, and so on and so forth.

I currently own a 2 bed/2 bath condo in downtown Huntington Beach worth somewhere in the 450k ballpark.

How do you runs comp for a townhouse? I’m trying to see how much I want to offer for it.

Just moved back to the area and looking to leverage one of our properties as it is approaching 50% LTV. 2bd/1ba condo. 63 months with zero gaps in vacancy.

I have the main house they have a smaller 2 bed room on the side of the house.

I live in the main part of the home and rent out a 2 bedroom apartment on the side of the house.

Are you talking MF properties (multi-family ) or individual condos ?
