Needs all finishes, kitchen and two bathrooms.

Any advice on attaining the initial 50K? 

Hi,I just finished reading this article that explained how the different tax laws worked together.

Once 6 months has passed (or whatever the "seasoning period" is for mortgage lenders in your area) and the property is finished being rehabbed, you could secure financing from a traditional lender.

Look for sold comps on redfin as you can filter by how long ago they sold, try to stay within six months, pick similar properties and average, if you want to be more accurate make adjustments for different features and finish levels.

To be honest, I started the book, but didn't quite finish it 2 years ago. 

You can get A+ grade new construction homes in the OKC area in the 200k range (higher end fixtures, quartz counter tops, designer finishes, etc).

The buyers liked how good it was looking so far and trusted our work and couldn't wait to see the finished product.   

I am currently 21 years old and finishing my last semester of college.

However, my wife will be staying behind to finish her Bachelor's degree and then catching up with me in Korea.
