I will not rent to a very high risk tenant (low FICO, past evictions, etc.) regardless of how high a rent they say they're willing to pay and I won't just give the place away to a model tenant.

The lender bases the cash flow model off of the 12% vacancy and adding in so much per door for advertising for lending purposes because in case of default those are the numbers they expect the property to run at managing as an absentee owner.
