Plus, in buy and hold, I'd be competing with the likes of Jon and many other folks that know their stuff, so it seems like at this stage in the game, I'd actually have a better chance of success just doing what I do, if that makes sense.

As mentioned in an earlier post, he knows that I have tenant buyers (I have qualified buyers now)/retail buyers too...we can do the property management and my wife can do the staging, if needed.

I factor the bonus and the low sales price into my original evaluation of the property when deciding if it will me my purchasing criteria.If I've bought right, done a nice rehab (with staging), priced right and the agents market the hell out of it, than hopefully we get a quick offer.

You would then need to pay the tax directly to the taxing agency and they will take a few days to record the transaction or the title company can arrange distrubution.
