Do you guys run a credit and background check on every applicant?  

Just got word that the City Council is considering an ordinance that would make it unlawful or discrimination to exclude section 8 applicants from the application process.  

After several weeks, the loan was denied for rentals and I objected saying that they were clearly declared in the application and if that was an issue, the loan should have been denied IMMEDIATELY, not three weeks later!

Hi @Jonathan Desjardin,If you went from self employed to W2, the two year average thing shouldn't be applicable to you, and you shouldn't need a HML, unless I am missing something?

I know I can send a letter to the county appraiser or go the county website, but does redfin or zillow or any other web application allow you to search to on all multifamily homes for a specific county (even the ones that are not for sale)?

On a nice spring day, bring the verbiage, a blank map, a compass, a hundred foot roll-up tape measure, some small gardening tools to scrape away the buried marker(s). 

3) Is the process of getting tapes purely a matter of establishing relationships with various sources?

Anything that mentions breaking down deals or tapes will give a good idea.
