You might find that the site will be classified as an "attractive nuisance", so be sure to follow the rule of the town and insurer so you don't get sued if a bunch of drunk teenagers get hurt in there.Good luck!

Of course you can do it yourself and there are resources in the area to help you steer a straight path, I'm just recommending you consider the alternative.

Alternatively, once you record the quitclaim deed you can evict the squatter and rent the property immediately. 

Alternative engineered materials that are competitively priced with typical 2x4 stud walls framed 16" o.c. would be Structural Insulated Panels (SIPs).

I haven't' used it much but it's an alternative. 

Or worse, leave the house abandoned which would attract far worse energy.

House has great valley/mountain views, is close to national park and other attractions, and is on a half acre lot with much potential to develop in the future for additional outdoor amenities.
