You can do a debt service coverage loan (DSCR) which will ONLY look at the rental income the property is bringing in.

The list is longer than that, but I was appalled when a tenant snuck a daycare in w/o even telling us (as required by law); When I contacted Dept of Social Services, they told us she was supposed to have at least informed us, but they weren’t about to penalize her anyways.

Our focus and primary business model is investing in heavy value add multifamily as well as affordable housing!

And when the economy tanks, my properties are in higher demand because not as many people can afford A and B class rentals to stay at.

I had no choice, it was the only thing i could afford.

Once a property is listed on the local MLS it automatically gets picked up by Realtor.com, Zillow, etc.  90+ % of sales of listed properties are the result of MLS.Realtors don’t want home sellers to think that they can pay $300 to a flat fee listing service and get the exact same sale via MLS as if they listed with a “full service” REALTOR and paid the standard 3% instead ( in both cases the buyer’s agent will be paid 2.5 - 3%).  

It's difficult to find any PM that services the MC area, I'm finding.

Yes - 12 months for conventional, DSCR Loans mostly 6 months however some DSCR Lenders can go shorter if they specialize in servicing BRRRR investors ;)I'm assuming DSCR loans can be issued to LLCs and other Entities...
