FYI, you can also assign a contract back to the seller and once you find the tenant buyer and collect the fee, have the seller sign a general release which releases you from any obligation.

There are only a few documents required to get this type of loan done and we won't allow the funds to be released on our side without the C party having their part of the deal signed and their funds in escrow before the A-B closes and we do these in Florida all the time so I hope this helps.
