Also the money needed to pull it off is way over my head as a newbie.

I'd like whoever it is to be licensed and certified as some of the work may require pulling permits. 

One of the comps was a unit I pulled offer after seeing it.

I am not even sure my current agent will be familiar with GRM if I asked him to pull comps and find it.

Pull the carpet up, prep and level the subfloor appropriately, then lay the new flooring, whatever you choose.
